How do I register my client?You and your client complete and sign the Broker/Agent Registration form on the client's first visit to the Ennis Homes neighborhood. We cannot accept phone, fax or e-mail registrations. The registration form includes a section for you to sign a receipt and acknowledgement that you have read, understand and agree to the terms of the Broker/Agent Guide. How long is the registration period?Your client registration will be valid for a period of thirty (30) days. May I register my client at more than one neighborhood?Yes, clients may be registered at more than one neighborhood by following the above registration policy at each neighborhood. What if my client was previously registered?If your client has previously visited the neighborhood and registered with the on site sales office, Broker/Agent cooperation will not be granted. If a client registers with two or more Broker/Agents, the later registration will be considered the registration of record and any previous registrations shall be cancelled. May I extend my registration period?Registrations may be extended for an additional thirty (30) days. Re-registrations must be completed in writing at the neighborhood sales office (client need not be present). Re-registration must occur within the final 5 calendar days of the previous registration period. If a registration expires prior to the formerly registered client placing a purchase deposit, no compensation will be paid. How do I determine pricing?Neighborhood sales prices vary. Pricing will be based on the neighborhood price sheet in effect the day a purchase deposit is placed by your client and pricing will only be valid for thirty (30) days. Do you have an on-site lender?The Ennis Home Mortgage, our preferred lender, is an experienced and qualified lender who can provide your client with competitive financing and responsive service. Also, The Ennis Home Mortgage is familiar with our processes and procedures which helps to ensure that your client's loan will be completed on time. Every client must meet with The Ennis Home Mortgage. Will my client be eligible for neighborhood or special financingYour clients will have the same access to any programs or special financing benefits offered to all Ennis Homes buyers. Whose purchase deposit form do I use?An Ennis Homes sales representative will provide all the necessary contracts and forms and will complete them for your client. No outside forms or contracts will be accepted. Who do I contact if I have questions during the escrow period?An Ennis Homes sales representative will be available throughout the escrow period to assist both you and your client with any questions you may have. What commission percentage will be paid?Upon the sale, delivery of all documents, closing and receipt of all funds for a client properly registered, a commission percentage on the contract sales price of the home will be paid to the licensed brokerage company listed on the registration form. Commission will not be paid on options added after contract, closing costs, and/or buydown. As per California Real Estate Law, commissions cannot be paid directly to the selling agent. No advances on commissions will be paid. Should the purchase contract fail to close, no commission fee shall be paid to the registered Broker/Agent. The commission percentage varies per neighborhood. See sales representative at neighborhood for percentage. Ennis Homes may offer increased Broker cooperation commissions on select Express Homes. An Ennis Homes sales representative can provide you with details regarding any applicable Express Homes.
