Complete a Mortgage Financing Questionnaire at your Ennis Homes neighborhood sales office. Your new home sales representative will fax the questionnaire to a home mortgage consultant at Ennis Home Mortgage, our preferred lender.
A home mortgage consultant will arrange for a phone interview with you to discuss your financing options and explain the loan process in detail. At this time, you will be given a list of documentation such as, pay stubs, bank statements, tax returns, etc. to assemble in preparation for your face to face appointment. Your home mortgage consultant will issue an initial prequalification letter to your new home sales representative subject to verification of all information and documentation. Once your purchase contract is accepted by Ennis Homes, the seller's agent will open escrow. An escrow company is an independent third party that holds moneys and documents related to the sale of your home until all conditions of the purchase and sale have been completed. Your home mortgage consultant will contact you to arrange an appointment and will ask you to bring your documentation to this meeting. A financing program best suited to your specific needs will be selected and submitted for formal loan commitment. The formal loan commitment letter will be sent to you and will explain your approval and any conditions that will need to be met prior to your home closing escrow. Interest rates may fluctuate daily or several times a day and can vary significantly over a period of time and it is important for you to carefully discuss your interest rate and loan lock options with your home mortgage consultant as terms vary depending on the type of financing selected. Sometime between your loan application and thirty days prior to your close of escrow, you will need to ask your home mortgage consultant to lock in your interest rate. Ennis Homes will not be responsible for locking interest rates, for interest rate loan lock extensions or for the final interest rate for your loan. Approximately 90 days prior to the anticipated completion of your new home you will be asked for updated documentation such as current pay stubs and bank statements so that final loan documents can be prepared. Your home mortgage consultant will confirm financing terms with you and a property appraisal will be ordered on your new home. A representative from the escrow company will schedule an appointment at your neighborhood sales office for you to sign your loan documents one to two weeks prior to the close of escrow. You should make arrangements for Homeowner's Insurance for your new home a minimum of three weeks prior to the close of escrow and provide your escrow representative with the insurance information at the time your appointment is scheduled. You will need to bring a cashier's check for your closing costs and a form of legal identification to your loan signing appointment. The mortgage company forwards the loan funds to escrow and the deeds are recorded. You receive the keys to your new Ennis Home! Your deed of trust and grant deed will be mailed to you from the Recorder's Office approximately two weeks after the recording date. |
